Hello All
Hope you are all enjoying your summer up north. Plenty hot down here but very enjoyable nonetheless. I thought I would give you all an update on what has been going on down here the last couple weeks.
Elevators
We had our elevators inspected on July 6th. We had one citation for water in the pit in building three and the emergency phone was not working in building three. The phone was a problem with the phone company and was fixed on Monday. Steve bought a shop vac and we pumped the water out of the pit in both building three and building one. So we are good to go. All of the AC units have been installed in the elevator machine rooms and working well. We had a button problem in building seven last week and the technician out to fix it. Also had building 4 elevator go down when the fire alarm crew shorted a relay. That was also fixed. I have sent four emails to Thyssen Krupp asking where the buttons are that we approved four months ago. Still no answer as to when they will be installed.
Fire Alarms
Buildings eight and three have been completed and inspected. Both are on line with the new system now. The fire alarm crew is currently working on building four. I expect they should be complete in another couple weeks. We need to patch a number of holes in buildings eight, three and four that were made by the FA crew. Steve has the material and will be getting to them shortly. The Fire Pump controller is in the sprinkler room but not yet installed. They have an electrical issue with it. I could tell them how to do it but we are paying them for it so I will stay out of it. I am in touch with Fyr Fyter regarding it.
Water Pressure
We had a work order sent to us twice complaining about water pressure in a unit . I have heard this complaint before from other owners. I had Avis plumbing out and had the water pressure tested at the main entrance and all of the buildings. We had 55 PSI at the main and 53 PSI at all the buildings. If people are having water pressure problems it is in their own units. this might want to be put on the website so the complaints hopefully stop. That owner who wrote the work order got another plumber in and the issue was in his own piping and is now fine.
Sprinkler boxes
Steve continues to remove the old sprinkler boxes throughout the campus. All of the boxes in the garages have been removed as well as the boxes in buildings one and two. There are six in buildings one thru four and I expect eight in buildings five thru eight. Nine does not have any. There is some stucco patching and painting that we will go back on after they are all removed. It is a lot of work getting them off but getting done.
Service Cart
The new poly box for the back of the cart had to be ordered. We are waiting for it to come in and get mounted on the cart. We have a space restriction in order to park it in the maintenance room. The dealer is aware of it and will make sure the box will work before we buy it.
Pools
The skimmer in the North pool was fixed and the pool was shut down a couple days to remove black algae. They were supposed to remove black algae in the South pool before the 4th of July but that didn’t happen. They were due here this week to take care of it but we have not seen them yet. Steve calls them daily. We will stay on them.
Lighting
New lighting has been installed in all the elevator lobbies, club house, mens and women bathrooms. All of the down lights outside of the lobbies have been changed to LEDs. We will be getting into the elevators to change out that lighting and ceiling panels soon. We are going to see if we can clean up the fans at the same time.
