Attached to this email with the meeting agenda are the Ensite Concept 3, Concept 3-alt and Phase 1 engineering and permitting PSP. After talking with Ensite about amenity placement I asked them to save the time (and our cost) and not to take the boards to full color rendering until we had a chance to review their recommendation and comment. The drawings and PSP are attached for your preparation for the meeting.
The concept drawings include placement of the hard courts, shaded structures, golf amenities, parking, walking paths to amenities and restroom facilities.
A couple of notes. Ensite is recommending placement of the golf amenities where they are on the drawing and not where the Lombard Alternative Plan placed them because of: (1) lower site preparation costs due to less fill needed, and (2) lower maintenance costs because of closer proximity to the court amenities. Current fill cost is $98 per yard if it has to be trucked in.
The parking lot is a drive through and the number of parking spots is based on amenity user capacity usage plus spectators. Access can be through either entry and eliminates the need to use the circle drive to access the existing beach parking lot if coming from the east. Ensite recommends against shell parking lots and walking paths due to higher maintenance costs and shoes tracking shell fragments onto the courts. They also require higher maintenance, chemical usage to control weeds and grass and are subject to erosion with rain. Lawn mowers blow fragments and dust off of the paths when moving. Parking lot users pickup shell fragments on their shoes and transfer them to their car carpeting etc….
Cost. We won’t be able to get close to actual construction costs until we get engineering, survey and competitive bids. Hard court costs based on numbers I got from Mor-Sports in July are: tennis courts $49,000 each, pickleball courts $17,500 each, bocce ball courts $14,000 each. Those costs do not include site preparation or permitting. We would probably see some cost reductions based on the number of courts built and competitive bidding. Additional costs would be the restroom/storage facility, shade structures, parking and walking paths. We would also need to include destruction of the concrete pad and cleanup of the old golf cart and chemical storage area. I have been told that Ft Myers Beach will require the removal of the Australian Pine and Brazilian Pepper trees in that tree line. Both are non-native and invasive species.
I see the walking paths dependent on what London Bay decides to do with Grandview and renewing their EBIA lease agreement. Al Zichella has left London Bay and I have been in contact with their house attorney but don’t have any answers as to their future plans.
